Karen Fish-Will, Principal & Chairperson – 1981

With over 35 years in real estate, Karen Fish-Will serves as the Principal and Chairperson of Peabody’s affiliate brokerage firms in Massachusetts and Florida. During her tenure, she specialized in developing and marketing new and existing communities and excelled in achieving client occupancy goals.

A committed leader, Fish-Will unifies marketing, leasing, and administrative teams to drive Peabody’s growth, always rooted in service and integrity. She has held key industry positions, including Board roles with the Greater Boston Real Estate Board and the Rental Housing Association. She's a Designated REALTOR® with GBAR and has received awards like the Boston Chapter IREM Professional Woman of the Year and the Glassdoor Top CEO Employees’ Choice Award. Karen attended Pine Manor College, majoring in Marketing and Early Childhood Education.

Melissa has held key roles in industry committees and boards, such as the Executive Board of the Institute of Real Estate Management (IREM), where she earned the Certified Property Manager (CPM) designation. Guy Corricelli, Chief Financial Officer – 1997

Guy Corricelli is the Chief Financial Officer (CFO) at Peabody Properties, leveraging over 30 years of experience in affordable housing finance. Joining the company in 1997, he was elevated to his current role in 2013. Guy has been instrumental in developing and repositioning over $472M in affordable housing, including new constructions and the adaptive reuse of historic buildings.

Leading our accounting team, he oversees all financial matters of Peabody's diverse property portfolio, corporate treasury, and long-term financial strategy. Guy also maintains trusted client relationships, consulting on financing and debt restructuring. He oversees the annual budget process and financial reporting to investors, lenders, and regulatory bodies. Before Peabody, Guy was an audit manager at a nationally recognized CPA firm specializing in affordable housing.

Elizabeth ‘Betsy’ Collins, Vice President of Development – 2005

Elizabeth "Betsy" Collins, Vice President of Development at Peabody Properties, brings over 35 years of experience in multifamily and affordable housing. Specializing in working with HUD, the VA, and state housing finance agencies, she has successfully developed or repositioned over $550M in affordable housing projects since joining Peabody.

Betsy's work includes new constructions, adaptive reuse of historic buildings, and refinancing existing communities. She has garnered awards for her innovative, supportive housing model for homeless veterans, affecting 225 units across Massachusetts and New Jersey. Prior roles include Senior VP of Acquisitions for Boston Capital Corporation, where she managed over $120M in equity investments, and Senior VP at Collins Nickas and Company LLC, overseeing the preservation of 21 communities. Betsy is also a National Leased Housing Association (NLHA) board member and a Simmons College graduate.

Doreen Donovan, Special Projects Consultant – 2012

Doreen Donovan, Special Projects Consultant, brings nearly 40 years of multifamily asset and property management expertise to Peabody Companies. Specializing in affordable housing assistance, her primary focus is upholding the company's commitment to client service excellence. Doreen oversees software support for property management applications, including financials, administrative tasks, and compliance monitoring responsibilities.

She holds multiple industry certifications, including Certified Property Manager (CPM), National Affordable Housing Professional Executive (NAHP-e®), and Housing Credit Certified Professional (HCCP). Previously, she was Director of Operations at Corcoran Jennison and Asset Management Officer at MassHousing. Doreen has received several industry accolades and is a licensed Massachusetts Real Estate Salesperson. She’s an active member in various housing associations and was a 2017 Board Member for DHCD's Public Housing RCAT Northeastern Advisory Group.

Tammy holds a Bachelor's Degree in Sociology from Saint Anselm College and a Master's in Organizational Development and Leadership from Saint Joseph’s University. Certified in DiSC and specializing in HBDI and The Predictive Index, she is an adept facilitator committed to enhancing organizational effectiveness.

Laurie oversees multiple properties daily, driving financial strategy and operational excellence. Laurie's leadership skills are evident in her ability to guide senior staff and collaborate with non-profit organizations. Committed to strong customer service and team development, she plays a crucial role in fostering Peabody’s mission-driven culture. Laurie holds multiple industry designations, including NAHP-e, SHCM, FHC, CPM, TCS, and C3P, and earned her Bachelor of Science degree from Framingham State College.

With over 20 years of experience in multi-family housing, Katrina is responsible for reviewing financial applications, preparing Tenant Selection Plans, and ensuring compliance with government assistance programs. She holds certifications as a Certified Occupancy Specialist, Tax Credit Specialist, Certified Credit Compliance Professional, S.T.A.R. Rural Development, and Blended Occupancy Specialist. Before joining Peabody, she was the Vice President of Affordable Housing Compliance at WinnResidential in Boston. Katrina is a University of Pittsburgh graduate with a BA in Urban Studies and History.

A veteran of the U.S. Seabees with specializations in Plumbing and HVAC, Mark holds multiple industry certifications, including Licensed Pipe Fitter, OSHA-30, and a Credential in Green Property Management.

Kerri D’Amico is a property management professional with over 15 years of experience in the industry. She currently serves as Director of Capitol Planning/Senior Manager with a primary focus on capital planning and project management. In her role as senior manager, she oversees a portfolio of 1500+ units throughout Massachusetts and Rhode Island – a portfolio of project-based section 8, LIHTC, HOME, market and commercial space. She assists her teams with day-to-day management operations; striving to come up with solutions for everyday challenges and providing strong leadership and measured improvement in site operations. She monitors all work of current refinanced projects, solely responsible for preparing and submitting the reimbursement packages, working with HUD and MHFA to ensure accuracy and timely completion. She acts as liaison between state and federal agencies for all portfolio-wide site inspections and has a detailed understanding of life cycle; using accurate data and predictive tools that enable the development of realistic and defendable capital budgets in order to effectively prioritize site improvements and enhance property values.

With a strong focus on delivering substantial cost savings and efficiency gains, she reduces financial, operational and legal risks, providing long-term benefits for 3rd party owners to achieve their long-term property goals and continually looks for cost saving opportunities in building operations.

John excels in budget management, scheduling, and contractor oversight, ensuring projects are completed on time and within budget. He also plays a key role in NSPIRE preparedness, conducting inspections, developing quality protocols, and ensuring regulatory compliance.

With over five years of experience in construction and facilities management, John’s strong communication, problem-solving skills, and commitment to safety make him a trusted leader, delivering high-quality projects that support the long-term success of the properties he manages.
