Braintree, Boston, Foxboro, Framingham, New Bedford MA (August 27, 2026) – The Peabody Companies, a group of award-winning property management and real estate firms now celebrating its 50th anniversary, proudly announces that three property managers have achieved Certified Professional of Occupancy (CPO) designation through the National Affordable Housing Management Association (NAHMA) and two occupancy specialists have earned Specialist in Housing Credit Management (SHCM®) designation, also from (NAHMA).
The following newly certified CPOs have successfully completed the comprehensive program for affordable housing property management staff and are proficient in U.S. Housing and Urban Development (HUD)) occupancy regulations and compliance standards:
- Marcia Stulsky of Framingham, Massachusetts, joined The Peabody Companies in October of 2021 and is the multi-site manager at Framingham Green Apartments and Irving Square
- Maribel Melendez of New Bedford, Massachusetts, joined The Peabody Companies in August of 2022 and is the property manager at Marion Village Estates
- Richard Rosario of Haverhill, Massachusetts, joined The Peabody Companies in August of 2021 and is the senior property manager at Pondview Apartments in Jamaica Plain
The following members of the Peabody team have successfully passed the Specialist in Housing Credit Management (SHCM®) exam to earn designation signifying their knowledge, experience, and competence to excel in the housing credit property management industry:
- Erica Ryan of Boston, Massachusetts, joined The Peabody Companies in March of 2026 and is an occupancy specialist, operating from the corporate office in Braintree
- Nereida Torres of Foxborough, Massachusetts, joined The Peabody Companies in May of 2024 and is the occupancy specialist at Our Lady’s Guild House in Boston
- Kristy Mahoney of Brockton, Massachusetts, joined The Peabody Companies in March of 2024 and is an occupancy specialist at the Peabody corporate office in Braintree.
