Braintree, MA and Manchester, NH (July 29, 2025) – The Peabody Companies, a group of award-winning property management and real estate firms, is pleased to announce Marcia M. Franklin of Manchester, New Hampshire, as senior director of administration.
In this leadership role, Franklin leads research initiatives, develops policies and procedures for consistent implementation, and ensures effective property management practices for affordable housing. Franklin’s position involves collaboration with internal teams, external stakeholders, and federal, state, and local agencies requiring knowledge of affordable housing programs. Additionally, she serves as the firm’s lead fair housing officer and provides supervision and support for the subsidy administration specialist and the Housing and Urban Development (HUD) program manager.
Franklin brings 25 years of experience in affordable housing programs, most recently serving as a senior account executive with HUD where she managed a portfolio of nearly 100 assets in the New England region. Her extensive leadership experience includes roles such as chief operating officer with Alliance Asset Management and director of leased housing with the Cambridge Housing Authority.
A graduate of West Virginia University with a bachelor’s degree in Spanish and Business Administration, Franklin also has a master’s degree in Spanish Literature from the university. She holds a Certificate in Nonprofit Leadership from the Boston University School of Management, and numerous industry credentials including Certified Occupancy Specialist, Certified Financial Specialist, Management Occupancy Review Specialist, Tax Credit Specialist, and Blended Occupancy Specialist.
Franklin is fluent in English, Portuguese, and Spanish. She is originally from Brazil and is a long-time resident of Manchester, New Hampshire. In her spare time she enjoys activities with family, cooking, reading, and volunteering with community programs.
